What is going on

Three applications were received at Saturday's open home for 45 Jacaranda Avenue, Nerang, a four bedroom house owned by Merriwa Holdings and listed at 650 dollars per week. The owner wants a twelve month lease and a decision by Thursday. The first application is from Daniel and Hannah Reyes, who have supplied identity documents, payslips, a previous rental reference and a pet declaration for a small dog. The Head of Property Management has asked you to process this application first, in line with the Privacy Policy and the Professional Conduct Policy, and if the owner approves, to prepare the tenancy agreement, entry condition report and bond lodgement. Unsuccessful applicants must not be told anything until the owner decides.

Read the Privacy and Information Handling Policy and the Professional Conduct Policy and list what you are and are not permitted to ask, record or disclose when assessing an application.
Check the identity documents, contact the previous agent for a rental reference and verify the income against the payslips, recording each check and its result on the application file.
Assess affordability and suitability using lawful criteria only, note the pet request against the owner's instructions and prepare a short recommendation for the owner.
Update the Property and Tenancy Register entry for 45 Jacaranda Avenue with the application status, the checks completed and the recommendation date.
On the owner's approval, prepare the tenancy agreement for a twelve month term with the correct rent, bond amount, pet condition and special terms, ready for the Head of Property Management to check.
Book the entry condition report on the job board for the day before the tenancy starts and list the keys and remotes to be issued from the Key and Access Register.
Prepare the bond lodgement in line with the Trust Account Policy and draft the outcome messages to the other applicants for release only after the owner's decision, then securely dispose of their identity documents.
