Conduct a routine inspection and follow up maintenance
You are a property manager covering a colleague's portfolio.
What is going on
Josh Palmer is on leave and you are taking the routine inspection at 14 Wattle Court, Coomera, a four bedroom house with a pool, tenanted by Amelia and Chris Barton. The entry notice was served on 12 September for 22 September at 10:30 am and the tenants will be home. The tenants have an open routine maintenance request for the kitchen rangehood that is awaiting the owner's approval. The pool safety certificate is current, but the owner has asked that the fence and gate be checked at each visit. The last inspection report noted minor scuffing in the hallway and a slow-draining ensuite basin. You will attend alone and must follow the lone worker procedure.
Subject: Routine inspection at Wattle Court on 22 September
I am on leave the week of 21 September so I need you to take the Wattle Court routine inspection. The entry notice has been served and the tenants will be home. The tenants have an open request for the rangehood and the pool safety certificate is current, but please check the fence and gate anyway. Follow the Routine Inspection Procedure and the lone worker check-in, complete the report the same day and raise anything you find in the maintenance system. Sign the key out and back in.
Your brief
Prepare for, conduct and record the routine inspection in line with the procedure, keep yourself safe as a lone worker, report the property's condition accurately to the owner and the tenant, and raise or update maintenance requests for anything you find.
Work through it
You do not need to do it all. Doing a few of these will show you what the work is like. Your ticks and notes stay on this device.
What someone in this role would produce
- Pre-inspection checklist with check-in plan
- Completed inspection report with photographs
- Updated tenancy register entry and job board record
- Maintenance requests raised or updated
Printing this is a record of what you explored. It is not a certificate or a qualification.
